We can assist the lenders in being proactive on 30 day delinquent loans and try to avoid the 90 day delinquencies. We would attempt to contact the homeowner on behalf of the lender to try and find out what the sellerís needs are. Forbearance, Loan Modification, Deed in Lieu, Short Sale. We would then begin the process of pre-qualify the sellers and the property for a short sale if that is the best option for them, obtain a BPO or Appraisal on the property. Once the value is determined and the sellerís financials have been reviewed and approved to participate in the short sale program then we would give the sellers a list of qualified agents in their area to get their home on the market and sold. This process would help to alleviate the work load within the loss mitigation departments. The demand for short sales are overwhelming to the lenders at this time. The turn around time for a short sale is so long that by the time the lender does have an answer on the short sale there is no longer a buyer, so time has been wasted. A reasonable amount of time to process a short sale and still have a buyer engaged is 2 to 3 weeks, any longer than that you probably do not have a buyer any longer.

The reason a short sale is taking the lenders so long is the number of files one negotiator will have at one time. It is unreasonable to expect that one person can handle over 100 files. The % that will make it to the closing table is very small.
